People sell houses for a number of reasons, maybe you are relocating, downsizing, or looking to make a profit by flipping. Whatever your reason for selling, the most important thing is: return on your investment. It’s important for you to feel like your realtor is working in your best interests and is fighting for the best deal for you. As your realtor, it is my job to understand your goals and to use the contacts, tools and strategies at my disposal to move your house through the various processes of selling - staging, renovating, negotiating - to ensure your goals are met.
What you need to prepare for listing
To make the listing process faster and easier, ensure that you have compiled the following items and documents:
- Income statements for the past three fiscal years
- Articles of incorporation
- A copy of your most recent property tax bill
- Gas, Hydro, and Water bills from the previous 12 months
- An up to date survey of your property (if available)
- Copies of any rental agreements (e.g. Hot Water Tank, Furnace)
- A list of any recent improvements to the property as well as warranties
- Copy of WETT inspections for all wood burning fireplaces
- Spare key to be used for showings
- Identification documents - and copies, if possible - for each individual who is a party to the transaction (e.g. property owner, president, etc.).
- Acceptable identification documents include: birth certificate, driver’s license, passport, record of landing, permanent resident card, old age security card, or a certificate of Indian status.
- Contact lender to verify terms of current mortgage and any discharge penalties
Establishing Current Market Value
The most common reason a property does not sell in a reasonable period of time is overpricing.
“Market Value” is the estimated price for which a property should sell if exposed to the open market for a reasonable period of time. While sentimental attachment is an important component of a home’s worth to most homeowners, it is not a consideration in establishing the current market value of a property. Keep in mind that the amount of money that you have invested into a house and the market value of your home have nothing in common.

Using comparable sales and market data, I will provide a Comparative Market Analysis to assist you in determining the current market value of your home.
The most significant factors in determining market value are:
- Current market conditions
- State of the economy
- Competition in the local market (Supply & Demand)
- The location and condition of a property
Timing is everything
Timing is crucial in the real estate market. A property attracts the greatest interest from prospective buyers and realtors when it is initially placed on the market. Selecting a competitive price for your property from the start will:
- Expose your property to the greatest number of prospective buyers
- Create agent enthusiasm
- Increase the potential for higher offers and competing offers
- Help your property sell faster, therefore minimizing the inconvenience of showings
- Prevent your listing from remaining on the market too long and becoming “market stale”
